When booking with ruralmallorca.com (hereafter RM) the customer agrees to the Terms and Conditions which are detailed below:
1.- TO BOOK
Reservations should be made in writing via e-mail or fax. RM will confirm the reservation in the same manner. The client must not exceed the number of people and animals which have been confirmed in the reservation. The time of entry to the property will be no earlier than 15.00H and leaving on day of departure no later than 10.30am.
2.- CONFIRMATION OF RESERVATION
The confirmation of a booking will require payment in advance of 20% to 40% (depending on the property) of the total amount of the reservation. The rest, as detailed in the booking confirmation, shall be paid at the time of the delivery of keys to the owner of the House or to a representative of RM.
3.- PRICES / OFFERS
Prices valid for a booking will always be published on the website when formalizing the booking.
RM reserves the right to publish discounts without prior notice and at their convenience, so the customer may not demand any kind of discount or rebate after the confirmation of the reservation. .
Descriptions, photos and other information published on RM conform to the characteristics of each property at the time that were published on our website. Likewise RM commit themselves to update such information as far as possible, so that these, as well as the published photos may vary without prior notice. RM is not responsible for possible changes in equipment or furniture that may occur between the booking confirmation and entry into the property by the customer.
RM is not responsible for possible changes in the event of force majeure, such as strike, war, earthquakes, cuts of electricity or water, storms, building works near the property and other circumstances not foreseeable at the time of booking.
RM has no responsibility over the malfunction of electrical appliances, heating, air conditioning, swimming pool, etc. Although RM periodically checks on the proper functioning of the equipment for each property; This depends ultimately on the owner. If the client detects any malfunction they should contact RM or the owner as soon as possible so that the problem can be solved quickly. Still it should be understood it is inevitable that it will take some time between the detection of the problem and its solution. Therefore RM shall not pay or be liable for possible claims concerning malfunctions after leaving the property.
The proper use of the property including the objects inside such as appliances, furniture, etc. and the outdoor swimming pool, barbecue, etc. will be the customer´s responsibility.
RM is not responsible for possible accidents that can occur during the stay, nor for theft or subtractions from any type of object inside or outside of the contracted property.
All claims must be submitted in writing to the owner or to RM.
5.- FAULT / BREAKS
The client undertakes the responsibility to care for both the property and all objects that are in it. In case of breakage or damage the customer must contact the landlord or RM no later than 24 hours from the time of such damage or breakage so that it can be repaired. Any breakage or damage is the responsibility of the client may be claimed from the deposit.
6.- CANCELLATIONS / CHANGES
Any cancellation of reservation must be submitted in writing (via e-mail or fax) to RM as quickly as possible. RM may not register a booking as cancelled if said cancellation is not submitted in writing
The following refund conditions apply to cancellations made in writing according to the time in advance of the arrival date said booking has been cancelled on:
More than 90 days: refund of 50% of the prepayment.
Between 90 and 30 days: 20% refund of the prepayment.
Between 30 and 15 days: 0% return of the prepayment.
Less than 15 days or in case of not arriving at the property: the client must pay the total cost of the reservation.
In the case of cancellations 30 days or less in advance to the date of entry, RM will try through last minute offers to reoccupy the available period. If RM are able to occupy the period we will return 50% of the amount paid up to the time of cancellation.
Because of the above we strongly recommend that clients take out an insurance policy to protect them against this liability.
For all cancellations or changes and changes of booking conditions after the signing of the contract such as change of property, change of dates, etc. RM charges 60 euros for administration costs.
If for reasons external to us the reserved property can not be used, RM will attempt to offer another property of equal or greater quality than the one originally contracted. If client does not accept such alternatives the cancellation policies listed at this point prevail. If RM is not able to provide any alternative 100% of the amount paid shall be returned. In both cases the reservation shall be cancelled.
7.- MODIFICATIONS / CANCELLATIONS BY RM
The following are non-refundable grounds for cancellation of the contract by RM:
a.- Breaks or faults due to misuse by the client or his companions.
b.- Noises or inconvenience to neighbours or others.
c.– Breaking of the rules of the property that have been imposed by the owner, including ie. pool schedules, use of air conditioning, etc.
d.– Failure by the client to pay the balance due at the time of handing over the keys, which will result in loss of any deposit previously paid. In this case the client loses the confirmation prepayment.
8.- ADDITIONAL SERVICES
In the event that the client uses additional services offered by RM such as airline tickets, car rental or insurance; the terms of contract prevailing are those of the companies responsible for giving such services. RM only provides links or makes reservations for rental cars to provide better service to its customers.
